The existing site layout does not currently allow pedestrians to move easily

throughout the site. The new masterplan will seek to improve this, delivering a series of new pedestrian-friendly routes and connections on-site, that are pleasant to walk through and begin to draw people into the site and make it the centre of the wider community.

We've tried to create a central space in this development that feels like it's owned by the people that live there. At the northern end of the scheme, the intention is to improve the connection between our site and Keith Road. A small commercial unit is proposed in an active and prominent location facing North Hyde Road.

At the heart of the proposed scheme is going to be the neighbourhood space, where we propose focusing the play areas (pictured right). This space will be a bit more private and more community-focused than other parts of the site.

To the north of the proposed development, near the crossing, we propose creating a more public area—a space that serves as a meeting point and encourages people to enter the site from the north.

Any uses that aren't residential will be situated in this part of the site for example, a complementary local retail element may be focused on this public space to the north of the site.

The proposed outline masterplan will deliver a network of new public spaces and streets on-site. We have carefully considered the vehicular access and servicing strategy for the site, allowing for some streets to be ‘pedestrian priority’ (and therefore quieter in nature).

Overall, we are working carefully on developing the character of these spaces to ensure they all feel slightly different and suit the use they will serve.

Design, Parking & Traffic Management.

We are developing a comprehensive Design Code to guide the successful delivery of the scheme. It will translate the masterplan’s concepts into clear principles and parameters, ensuring consistency in future development and defining the boundaries within which it must occur.

To create variety and interest, the scheme features a diverse mix of building types and heights. Taller buildings are strategically located—often near public open spaces—to form focal points and guide movement across the site.

The design emphasises planting, green spaces, and pedestrian access enhancing the quality of homes. A varied mix of homes will be delivered, including 44% one-bedroom, 40% two-bedroom, and 16% three-bedroom homes, with 75% designed as dual-aspect properties to maximise natural light.

Our goal is to foster a vibrant, welcoming environment with safe, engaging public spaces that support natural surveillance, deter crime, and promote a sense of safety.

The site is highly accessible, located within a 7-minute walk to Hayes & Harlington Station, providing a 20-minute connection to Paddington Station and a 7-minute connection to Heathrow Terminals 2 and 3 via the Elizabeth Line. The site is well connected to the town centre, a short distance from local amenities and, whilst currently in commercial use, the immediate surrounding character includes significant existing residential premises.

PARKING - Site sustainability means that residents will have viable alternatives to owning their own private vehicle. To reflect this, 282 car parking spaces, equating to a provision of 0.2 spaces per dwelling will be included. This includes spaces allocated to serve the existing office and hotel uses on-site. Residents without access to on-site car parking will not be able to park on local roads given the parking restrictions in place. Convenient cycle parking will also be provided within the development in accordance with local requirements.

TRAFFIC IMPACT - Traffic surveys and modelling has been undertaken and demonstrate the new development will reduce the number of car movements compared to the previous office use in the past.
